Discounts, freebies and other perks can help you save when buying a newbuild

DEVELOPERS throughout the UK are offering a host of incentives to woo buyers. These may be available on particular plots or across entire sites and range from price reductions, stamp duty and mortgage contributions to part-exchange, furniture packages and other interior upgrades. ‘While price is often non-negotiable, push for extras, such as flooring or carpets,’ says James Forrester, director of StripeHomes. ‘Stamp duty deals are often easily negotiable, and if the house is yet to be built, little details, like additional plug sockets, can save you a considerable sum of money in the long run.’

According to Charlotte Moxon, head of Regional New Homes at Strutt & Parker, being in a proceedable position — whether renting or with your current home under offer — and having an agreement in principle from a mortgage lender will boost your chances of getting a good deal.

Move in for £99

1. Berkshire

Larks Hill Green, Warfield RG42, from £270,000

A collection of one and two-bed apartments and three and four-bed houses, close to open countryside and convenient for the M4. For the next four weeks, Millgate is running a new incentive allowing them to move in for only £99, as stamp duty, legal and mortgage fees will be paid.

3. Northumberland

These four and five-bed detached houses are an easy commute into Newcastle or Sunderland. Part exchange and assisted move are provided, or you may be eligible to get your mortgage paid for six months, freeing up funds for furniture and finishing touches.

4. Essex

Base, Harlow CM17, from £219,995

There’s a mix of one, two and three bed apartments and three and four-bed houses at this development in Newhall, a contemporary urban village noted for its striking architecture. Homes boast versatile, open-plan living areas, and many feature en-suite bathrooms and parking spaces. Buyers will also like Countryside’s offer to pay their mortgage for a year.

Three and four-bed houses are available now, and two and five-beds will be released soon in this historic town on the edge of Dartmoor. Part exchange and move assist — where Cavanna Homes liaises with the estate agent on your behalf and pays their fees — are widely available, and a £5,000 discount on plot 11, a roomy, four-bed detached house, brings the price down to £400,000. Flooring and £1,000 towards legal fees are thrown in too.

Reserve a one-bed, shared ownership apartment by June 12 and you’ll get up to four months’ rent paid, potentially saving nearly £2,000. Homes are arranged around a landscaped communal garden, all have bright, open-plan layouts and a private balcony or small garden.

7. Hampshire

Chapel Riverside, Southampton SO14, from £195,000

This waterside development is on the west bank of the River Itchen, with amazing views over Southampton Harbour and Ocean Village. The one and two-bed flats, which each have parking, have fitted kitchens with open-plan living/dining spaces and underfloor heating. For the next few months Inland Homes will match up to five per cent of the deposit on selected plots.

8. East Renfrewshire
